What is Rate Analysis in Construction?
Rate analysis: Rate analysis is the method of working out the rate for one unit of a construction item — such as one cubic metre of concrete — by adding up the material, labour and equipment it needs at current prices, then allowing for wastage, sundries, overheads and profit. The result is the rate a contractor quotes against a BOQ item.
Definition
Every rate in a priced BOQ should have a reason behind it. Rate analysis provides it. It uses coefficients — how much cement, sand, aggregate, labour and machinery one unit of work consumes — and multiplies them by current prices. Public bodies publish standard analyses of rates (CPWD’s Delhi Analysis of Rates and state PWD analyses are common references), and contractors adapt them to their own productivity and prices.
Rate analysis is usually done for a convenient quantity, such as 10 cum, and divided down to the unit.
How it works
An example for 1 cum of a concrete item. Coefficients and prices are illustrative only, not a standard:

If cement goes up by ₹30 a bag, you can see immediately that the rate rises by ₹210 per cum (7 bags × ₹30) before wastage, overheads and profit.
Why it matters
- Defensible bids. Clients and consultants increasingly ask for analysis of quoted rates, especially for extra items.
- Pricing variations. A change order for a new item is usually priced by rate analysis.
- Cost control. The cost side of each analysis becomes the budget against which the cost ledger is compared.
- Escalation discussions. When a contract allows price adjustment, a rate analysis shows which inputs a price movement actually affects.
- Learning. Comparing analysed coefficients with actual consumption on site shows where wastage or productivity differs from assumption.
